Included In Our Planned Maintenance
Spring Maintenance
- Wash condenser thoroughly
- Inspect contactor
- Check condenser fan motor, blower & bearings (oil if applicable)
- Inspect wiring in outdoor unit
- Amp compressor & condenser fan motors
- Check & wash or replace air filters
- Inspect electrical connections
- Start system with gauges on
- Stabilizing head pressure
- Charge cap tubes or fixed orifices
- Charge TXV system and check compressor superheat
- Assure thermostat operation
Fall Maintenance
- Check and wash or replace air filter
- Inspect burners and clean if needed
- Inspect pilot burner and test magnet safety
- Check motor bearings, belts and wheels (oil if applicable)
- Check for cracks in heat exchanger and check temperature rise across it.
- Check draft on furnace
- Check burner operation, adjust air if necessary
- Assure blower operation
- Check main limit.
- Inspect electrical connections
- Assure thermostat operation

- Clean flame sensor
- Assure good UA signal
- Check air inlet screen on burner box
- Clean condensate trap and drain
- Inspect circuit board & clean if necessary (package units)
